How to proceed with an application?
Right after finding your desired property, please let us know your intention to apply. You need to fill out necessary information on an application form to be submitted to the owner-side agent/the owner. With the information, the owner-side agent/the owner will consider whether you qualify for the property. Please note that there might be a case the owner declines your application due to Japanese ability, etc.

Need a Japanese joint guarantor?
"Yes, basically needed. It is desirable for Japanese relatives to be your joint guarantor. Since most of foreigners face the dificulty, there are firms available providing services to act role as your joint guarantor upon the payment of a fee usually 50% of the rent and the maintenance fee. The fee differs from firm to firm, please ask your agent for the details. A joint guarantor is responsible for any liabilities set forth in a lease contract."

What is the key money & deposit?
"Key money is the amount paid in advance not refundable as a token of appriciation to owners. Because of the shortage of land, this practice has been conducted over decades. It is unique to Japan. Deposit is the amount paid in advance refundable upon tenant's move-out after deducting the cost for repairing damage caused intentionally or with neglect by tenants. In the case that some special agreements are specified in a lease contract with regard to this matter, the agreements are preceded."

What documents are necessary for a lease contract?
"Basic necessary documents are as follows;
In the case of an individual contract
1. Copy of Foreign Registration Card (showing both sides)
2. Copy of Passport (showing phote & visa)
3. Certificate of Registered Matters (Word office where you live in, or those branches issue it for you)
4. Official Income Statement (Certificate of Income and Withholding Tax, or etc.)

In the case of a corporate contract
1. Copy of Corporate Registration
2. Certificate of Company's Registered Seal Impression
3. Habitant's Copy of Foreign Registration Card, Passport, & Certificate of Employment

For a joint guarantor
1. Copy of Driver's License or Passport
2. Certificate of Residence
3. Certificate of Registered Seal Impression

Since necessary documents required differ from owner to owner, please confirm with your agent. "

What is the difference between a standard lease contract & a fixed-term lease contract?
A standard lease contract will be automatically renewed after 2 years, in most of cases the sum equivalent to 1 month rent for a renewal fee required,
unless a termination notice is submitted.
A fixed-term lease contract will not be renewed and end on the expiration date set in the contract. In some cases, recontract can be made, please ask
your agent for the details.

Are pets allowed in apartments?
"You can have a pet/pets only in allowed properties.
In most cases, the owners of those properties require an additional amount for deposit that will be deducted to repair damage caused by pets at the time of vacating the property."

What is the renewal fee?
"When you renew a lease contract, the sum equivalent to 1 month then-current rent is usually required.
Please ask your agent how much the renewal fee will be required."

Is it ok to terminate a lease contract before the expiry date?
"Yes, you can terminate a lease contract by prior writen notice, usually 1 month or 2 months in advance, to the owner/the management firm.
Please note that a penalty might be required if you move out whthin a certain period of time under the particular conditions such as no key money or free rent campain."

Are there any standards for affordable monthly rent?
"We advise you to look for a property whose monthly rent is less than one third of your monthly salary.
For example, if you are looking for a \100,000 apartment, you are ideally supposed to earn a monthly salary of more than \300,000."

How long does it take to finalize a lease contract?
"It usually takes from 5 to 14 business days after the application submitted.
If you have prepared basic necessary documents beforehand, the whole procedure can be shortened."

How much do I need to prepare for the upfront cost?
"In the case of a 100,000 yen apartment, the estimate is as follows;

First Month's Rent: 100,000 yen
Deposit: 200,000 yen(2 month's rent worth)
Key Money: 200,000 yen(2 month's rent worth)
Brokerage Fee: 105,000 yen(5% tax included)
Fire Insurance: 20,000 yen

On top of the above, other expenses such as a guarantor service fee, the cost for replacement of key lock, etc. might be required.
Which means it costs over 600,000 yen for the 100,000 yen apartment to rent.
With regard to key money and deposit, some properties offer lower than the amount above, so please ask our staff about it."

Are utilities included in the monthly rent or the maintenance fee?
"No, they aren't.
The utilities such as electricity, water and gas need to be paid separately from the monthly rent & the maintenance fee."

Is an internet connection ready in most of units?
"It depends on properties. Newly built or newish properties tend to have a free internet connection.
Please ask your agent about whether it is ready in the unit & whether the subscription is required."

What is the cleaning fee?
The cost for general cleaning inside units is responsible for tenants to bear at the time of vacation. Which will be deducted from the deposit.
